FTB - Mortgage Lender requesting building survey

Recently applied for a mortgage and paid for the basic valuation report. We had independently completed a full structural survey prior to this. The house was built in 1910, is mid-terrace. Due to the age has some features that would not pass building regs now.

The bank has now asked for a full survey. Has this happened to anyone before? Does this happen alot? They said is had to be 'satisfactory'.

What implications does this mean to the application?

Any previous experience or knowledge would be good to hear about.

    The basic survey carried out has probably mentioned evidence of movement.

    You say you have a recent structural survey report? Try speaking to the lender and see if they would accept a copy of this, or specifically if their valuer would accept a copy and rely in the report.

    If they will do then use the one you have, if not you would need another one to be done.

    Have they asked for a full survey or a structural engineer's report?

    The two are quite different things.
  • It had to be a survey completed by someone with FRICS status.

    Due to the age/style at the time, the mortgage valuation questioned the extension roof pitch. This appears to be the reason for the building survey.

    Does anyone know what happens if the lender deems there to be an issue with a certain part of the property and the knock on effect to the application?
