Companies that buy your property - at what price?

I have noticed on here that people write about companies that buy your house from you.
Although, I know they will pay less than the market value, are these companies a good bet.
I am not in arrears or anything, so no worries there, but if I wanted a quick sell, what sort of 'below market value' do these people offer.
One company I have noticed offers to let you stay 'rent free' for the first year, (which I know would not be free) as they have underpaid, but this might work for me, as it would give me time to find another place to buy. I do not want to move, and then move again, to expensive and far to much stuff to pack and move.
Also, I am looking at possibly buying a small cattery, so having the money (in the bank) would be no bad thing in repsect of that.
