No gurantor would a landlord accept 6 months rent instead

Hi, I am looking to rent a house but as i only work part time at the moment i will be claiming lha. The letting agency has told me this won't be a problem if I have a gurantor who will pass a credit check and who earns £21.000 a year. I do not have any body to do this but a family member has offered to lend me 6 months rent. Do you think a landlord would accept this and will it affect my claim for LHA. I am hoping to increase my working hours to full time after the move as i will have family support near by to help with childcare.

  • I don't believe that a loan from a family member would affect your entitlement to claim LHA as long as the council don't view it as income.

    Make the offer of 6 month's rent in advance and see what they say. I have a feeling that the agents will want to do periodic checks to ensure that you're not going to set the property up as a cannabis farm, especially if you pay the rent in advance in cash!

    Is the AST for 6 or twelve months?
    if 6 then i am sure they will agree to it. I have done the same whilst self employed and not able to provide references etc.

    and as said above, it will not affect any benefits as in effect they are just paying the landlord themselves, only via you
