An estate agent who seems not to want to sell a house!

I have been trying to view a house in my town for some time now. Have called and emailed the estate agent - no response to emails, and then fobbed off twice on the phone with 'no problem, I'll call the vendor and get back to you ASAP with a viewing time'. He never calls me back!

What shall I do? It's possible the vendor is no longer committed to selling, but even so I'd expect a call back! Should I put a note through the door of the property explaining they have a rubbish agent and to contact me directly re.setting up a viewing?

  • I would go further than pushing a note through and knock on the door,they may be completly unaware that the ea is putting off prospective buyers.

    There are a few like that where I live.

    They never get back to you and have quite an abrasive manner.

    Some of their properties stick around for years.

    I am appalled in this climate they don't get their finger out and sell the properties on their books.

    I would put a note through the door or even knock on their door and tell them about your situation. Then you will know for sure.

    I am no expert in property but have lived in many types of homes, in many locations and can only talk from experience.
  • I agree with the above comments. It is the Estate Agents duty to act for the seller and to get the best price they can for the property too many within the industry have the attirude 'if it sells great - if it's doesn't so what!!'. I would drop a note to the vendor but would suggests you send a copy to the agent so you do not cause any conflict between the agent and the vendor. Good luck

    Beg to disagree. If the agent is up to something, perhaps the vendor should be handed the advantage of surprise.

  • I'd go knock on the door and explain you've been trying to arrange a viewing.
  • It often means the agent already has a quality buyer in mind for the house and they don't want to upset the apple cart by introducing you at this time. This could be for the vendors good, as they may be close to making an offer, or it may be more sinister in that some EAs have been known to reserve a property for a friend/developer.

    If you are really keen, you must drop a note through or knock on the door.

  • Thanks for all your advice. I do think it's a bit weird. The agent is in another town, and I do think this might be why he's disinterested in selling the property.

    I will pop round and explain, or put a note through when I get the chance. If I was the vendor though, I'd be loath to pay their fee if a sale came of a situation like this!
  • I think EAs have laid off staff and there may have been a slight increase in workload but now there's not the staff to cope with it..?
    Deffo put the note through the door. My original EA was useless and I got rid of them and went with someone else who sold my house in a day. If someone had put a note through my door saying that they had been trying to make contact with the EA to view the house and weren't getting a response I would be giving my fortnight's written notice immediately!

    I would knock at the door and ask the vendor to do a viewing with you as you're having probs with the EA.

    As an ex-EA I would be bending over backwards in the current climate to do a viewing.... not much moving in my area!

  • Have you thought that the EA may be rushed off their feet with viewings? Afterall prices have stabilised allowing FTBers to catch up with the market. That said put a note through the door to the vendors.

    Or things have been so quiet that many of them cannot arrange viewings because rigor mortis has set in.
