new garage - costs

The house we are buying has a stand alone garage on the side of the property that is virtually falling over not a pretty sight
we are going to demolish it ASAP and rebuild, however i'm considering attatching it to the house on the side and if possible putting a toilet(cloakroom type thing) and the washer in there.
firstly any ideas on the costs
do we need planning permission and
is it posible to put a toilet in there or are there some rules to consider?
we would have access from the house as we have a side door that would open straight into the garage
any thoughts anyone

Vsit your local council's website and find their planning info.
Depends what the old one is made of - asbestos might cost 400+ to remove

oh no didn't think about asbestos!!!!!!!!!!!!!!!!!! we've got a mate who works at a company who does removals, i'll have to give him a ring, thanks for the heads up

Our council sent out a very interesting (confusing) leaflet that basically says if in doubt ask for planning permission (kerching - fees!)
If there's a local draftsman advertising in the paper they're usually very useful and au fait with local rules and what is likely to be allowed/with without planning. You'll need building regs too.0 -
If you build a toilet you will definitely need building regs approval, you may or may not need PP depending on size of extension.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

if you want brick built with pitch tiled roof you are looking at about £15k , if foundations are reusable0

And don't forget to factor in dropped kerb/drive way0

Firstly, what type of house do you live in? Is there a road to the side of the house as well as the front?0
