House to let advertised by 2 agents, one says "let", the other says it's a mistake.

I found a house I would like to let. However, it is advertised by 2 letting agents. When we got to the property we saw a "let" sign on the other agent's board. When we asked the man who was showing us the house, he said it was a mistake, that they had rung the other agent and checked, and that this sign was already there two weeks ago.
I find this very fishy, especially as there was no board there by the agency that was showing us the house. On Rightmove, the property shows as "to let" for one agent and "let" for the other (we believe since 8th March, having used an add-on in Firefox someone mentioned in this forum).
We really like the house but we don't want to wait for 2 weeks (time it takes to process the application) to then be told it has been let to someone else. Any advice?

  • Call the agents who say it is let. Pretend you wish to view, use a false name. They probably won't want to waste their time taking a trip to show you round, if they know the paperwork is nearly in place for the other people - if they exist.

    (ps do you mean 8th Feb - March isn't here yet?!)

    Landlord might be wondering why no-ones applied, everyone who tries to view gets put off by conflicting ads.
