URGENT advice required in rented property - someone treatening to break in!

To be honest, there isn't anything he can really do...it is illegal for him to enter your home without your permission.
I think he is just trying to scare you - but to be on the safe side I would do as BitterAndTwisted has said and get a chain fitted, call the police as soon as you see him pull up outside and even get some mates round to help you out if necessary.0 -
She should have signed up with BG, it would have been less hassle!!

What is your Landlady doing about this? It's her fault you are in this predicament so let her sort it out. You are entitled to "quiet enjoyment" of the property and no-one has a legal right to enter your property with your permission. My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

I've just rang this guy back and he said he will be gaining access to the apartment today. When I told him he wasn't getting over my door he said "we'll see".
Any advice!
Yes, the moment he turns up, dial 999 and tell the police that a breach of peace is being committed by a plumber trying to break into your property. Don't open the door.0 -
He's BSing you. Bet he never turns up!0

Often in tradesmans T&C there is a clause saying that all parts belong to them until fully paid for.
Sounds like this guy is using this clause to take back his parts, understandable if he is owed money.
Problem is the contract to do the work is between him and the landlord. The contract (AST) giving you "quiet enjoyment" is between you and the landlord. There is no legal relationship between you and the tradesman other than that you have already consented to allow him access to do the work. You clearly think that this doesn't give him the right to regain access now, he clearly does.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. how can you possibly say that when i've just explained that the police have already told me that he has no legal right to gain access to the apartment???0 -
In your position I would get my backside out of my work-place and get down to B&Q sharpish to buy a chain and some bolts for the inside of all external doors. In fact I'd probably have fitted them by now.0

A householder is entitled to let whomever they like over the threshold, whatever their status (tenant/home owner etc) unless the other party has a court order or a legal right to enter the property.
A tradesman is not entitled to break into a property to take back goods - they must sort out contractual disputes with the party who engaged them for their services or take them to court.0 -
Have you contacted your LL yet? If not, why not? Even if it's through an agent they should be on the ball here.
Keep us posted on what happens. These type of guys don't care if they are on the wrong side of the law sadly. They think they'll get away with it all the time. The grievance is not yours.0
