what is best way to prove i am a cash buyer?

    the local EA who deals with auctions will be quick... ring and ask. Although not the best week to be trying to find one

    thanks, after all this advice i have decided not to use online solicitor. have got some local quotes and will wait until next week to get them on the phone to decide who to use.
  • I also wouldn't worry too much about the agents seeing your cash balance.

    They want a sale.. pretty much regardless of the price so are unlikely to encourage a vendor to be greedy (If it is a good offer). Remember they get paid once the sale completes.. so the agent wouldn't really want a bartering war. It is more hassle than it is worth to them.

    Also if the vendor refuses your offer the agent could lose the sale altogether.. they won't want that especially at this time of year.

    As your bank to type up a letter to the estate agents saying there a sufficiant funds in your account for the cost of x amount but not details exactly how much.
    Annual Grocery Budget £364.00/£1500
    Debt payments 2012 £433.27

    with repos you have to continue to market until exchange of contracts, agents have to get the best possible price for the property, all offers must be put forward to the selling company.

    Absolutely but they are not required to obtain the best price by breaking the law (breaching data protection).

    Obviously it could happen but the agent just wants a sale. Its the selling company that has a legal requirement to sell for the best price.

    Was never asked to prove I was a cash buyer the EA or Solicitor. I did discuss this issue with the solicitor's clerk if EA wanted proof of fund, I will show bank statements to the solicitor who will then confirm it to EA. Was surprised that nobody queried where the money came from.

    They will charge you for this and will take ages to do it unless you are one of those people who gets taken to Lunch by the Bank Manager. As I said before print off a statement. Simple. Free. Takes 5 seconds to do.
