I guess this may vary from LA to LA but would like to hear from others?
Thanks.
Thanks.

A while back I returned from overseas and, not having any references (or a job!), I paid 6 months in advance for a rental. I rented through a fairly large agent, and they didn't ask me anything about job/income etc. Why would they? They have 100% of the cash (+deposit) for the duration of the 6 month AST.

Probably...
Landlords are wary of prospective tenants offering rent up-front but with no references or other background (try Googling "Cannabis Farm"...)
Mind you, according to West Midlands Police a typical house can knock-out £432k worth of cannabis in one year - and the operators don't usually even have to pay the electric bill!!

To explain more I am 60 have some pension coming in. Sold a business and taking time off but hope to get empoyment or even get another small business going. So a really good lump in savings but not a good enough income to hit the laid down parameters of the LA's.0

Oh yes I can offer impeccable references, past LL, accountant and have an unblemished credit history.0

Look, being 60 does not mean being past-ones-best (he said vehemently... being 61... )
In your shoes I'd go talk (face2face) to all likely agents and explain your personal circumstances... some will be helpful, some won't (agents are a very very variable bunch...)
What agents & landlords don't like is surprises (when they take up references...) so as long as they know what they are taking on it might be fine...
Many would consider a mature gent with such background ideal, compared with some of the dodgy punters one sees...
Good luck!"
