YBS - Tracker min 11.25% Gross after 5 years

Yorkshire Building Society have a FTSE100 tracker product which guarantee's a minimum of 11.25% gross after 5 years, with a "potential" of upto 60% gross. I am not familiar with this type of product, does anyone have any views or pearls of wisdom regarding this type of scheme?

    11.25% / 5 = 2.25% yearly.

    I'd rather take savings accounts.

    The minimum return of 11.25% is actually the good part of the plan. The worst part is that even if the stock market booms you cannot gain more than 6% in any six month period.
