Crouch End- what do people feel about it?

Has anyone any experience of living in Crouch End? It's not directly on a tube line but seems to be reasonably well served by buses. I work near Moorgate, does anyone know the rough commute times? Would cycling be viable? Which are the better streets to go for? My budget is around 500k. Ideally I'd prefer a house over a flat but not sure how realistic that is.

Any advice appreciated. Thanks in advance.

I've never lived there but know the area. It's a very lively area, but apart from that I don't think it has that much going for it. I look for green areas, quiet streets, that sort of thing, and Crouch End does not score well for me.
No reliance should be placed on the above! Absolutely none, do you hear?

Well, depends what you're looking for, but I absolutely love it! 20 minutes by tube to Oxford Street, and the Broadway in Crouch End is full of bars, restaurants, delis, etc, so that you can go out locally without having to go "into town". Also, close to Highgate and its woods.

I don't live there, but used to - renting - and if I were to buy in London it would be on my list of top three places.

But, as I said, it depends on what you're looking for.

Oh yes, sorry - transport is pretty good, although it's in Zone 3. The tube I always used was Turnpike Lane. But the overground train has many stops in various areas, and it's usually only one or two stops until you hit the tube.

500K sounds OK; but, again, depending on what you want. We were looking at two-bedroom (smallish) flats, which were asking from £277-£310K.

Having lived just up the road near the police station, there are some rough pockets in the hornsey/crouch end area, the nearer you can get to highgate the better between crouch hill and highgate.

Have you been to have a look at the area? No you haven't got the tube there but you've got Hornsey not far, which has the overland train that takes you straight into Moorgate in about 15 minutes. There's Turnpike Lane and Highgate tube stations not very far away, and you can be in town in 25 mins.

I live down the road in Wood Green so I know CE reasonably well. You've got Alexandra Park (where the palace is), Priory Park, Highgate Wood, shops & bars, and you can get a nice three or four bed period property (Edwardian terrace house) for the £500k you quote.

    I like it!
