Mortgage lending was UP by 26% last month (so the banks are lending again!) and houseprices are on the UP too. House sales have increased too!

    LOL

You need a lesson in percentages. Sales volumes are still half as much as 2008, and about 1/3 of the previous "normal" levels. A large % increase of a very small number, equals a very small change.

Take a look at this graph:
    default.asp?g=1&gt=2&a=E%26W%2DALL&s=01%20January%202000&e=01%20June%202009&t=1

    And mortgage lending:

If you actually read the article properly, its actually saying the tiny volumes pickup you can see is due to a seasonal bounce in the market, and they expect them to fall again.

And in regards to house prices, you can clearly see that the trend line has stablised, not risen. Prices stayed at low level for 9 years in the last crash, nobody is going to 'miss the boat' by any means.

and then you follow that comment with a graph that is about 4 months behind the OPs data.

It's the Daily Mail, so not even worthy of clicking on.
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
