Rights when not having signed the tenancy agreement? (Scotland)

I have moved into a rented flat where the landlord is very relaxed. He has provided us with a lease but so far only one of the girls has signed it (and she hasnt actually moved in yet and has neglected to fill the bit about a witness) and one of my other flatmates signed the short assurred tenancy bit.
So I am just wondering what my legal rights are as a tenant if I havent actually signed? (i do intend to do so when we can all organise to do it together but I don't feel too worried about it really)
I have paid my rent and deposit (a few days after moving in when I contacted the landlord to ask if he would possibly like the rent)
I am in Scotland which makes a difference. And it is an HMO.
