What can I actually afford?

Hi,
I have sold my property and am currently living with my parents. I have seen a new property which I like and it is £185k but I think it is going to stretch me too far.
I have a £40k cash but I really want to put down 25% so I get better rates. I would like to do a little work on the property so would really want to keep about £15k aside. I also need to take into account stamp duty, solicitor fees etc.
What are the best deals for me at the moment and what would be the best amount to put down as a deposit to leave me with a bit of extra cash? Should I take out a mortgage for more than £185k?
Please help me as I need to let the estate agents know by Friday!
