How many bedrooms?

A little advice needed here.
We're almost at the point of exchanging contracts on what we thought was a three bedroom house. The third room is very small, and the survey classes the house as 2 bedrooms plus other.
Will that mean that if we sell the house on we can't sell it as a three bed? Or does the survey classification of a bedroom differ from what an estate agent call call a bedroom?

A bedroom is a room that you can fit a bed into, close the door and sleep. However, if it is in a loft conversion/extension, it has to conform to building regs to be classified as a bedroom. If this room is in the original house, then it can be classed as a bedroom no matter how small. (if it is upstairs with the other bedrooms and not a laundry room, it helps!)0

How big is it - large enough to fit a single bed in and, say, a chest of drawers? If so it is a bedroom. I've seen homes advertised as 3 beds where the smallest bedroom is 6' by 5' so only a child's bed would really fit in as I think most single beds are 6'2" in length.0
