Strange Water Bill compared to neighbour

I got a £500 water bill - we are on an RV charge so no meter here but I thought this was very high

When I asked my neighbour he only had half of this bill and our RV was different when the houses are exactly the same.....I phoned up the water company and they said it was to do with some survey that was done in the 90's which showed that our RV should be much higher....

Does this seem right?

water rateable values are assessed on property value. So yes they can be different if the assessments are done at different times. Our neighbouring flat had a RV that was twice ours. She went onto a water meter as it was cheaper for her. You may want to look into that!

    Sorry that is incorrect.

In extreme cases you can have a band H mansion worth £millions with a lower RV than an Band C estate semi.

The RV was based on the notional rent the property could command.

The last general rating in UK was 1972 and there were regional valuations right up to the RV system was abolished in 1989.

There were many factors that determined the RV - position, schooling etc.

However one of the important issues was modernisation of the property. If you had an old house and had it modernised - CH, kitchen, DG etc your house could be revalued.

obviously a house with all 'mod cons' would command a higher rent. A huge unheated mansion in several acres would probably not command a decent rent.

As the OP's house is the same as his neighbour, it is probable that his house was modernised(and/or extended?) prior to 1989 and got revalued. It wouldn't matter if post 1989 his neighbour modernised his to a higher standard as there is no way to revalue.
