costings for smoke damage smell!

Think I posted in the wrong section earlier!
I posted in housebuying selling forum but things have moved on a bit (next door's aga set the plasterboard on fire and in turn has resulted in me having a smoky house - or rather one particular room). The landlord has come round and is willing to sort out financially - there is no visible soot stain or antyhing like that it just smells but i need to do costings but not sure how much! I would need to replace bedding, curtains, repaint the walls (the floor is floorboard, no carpet) and think about other ways of getting rid of the smell maybe using professionals? Has anyone experienced this and knows how much these things cost so I can send a list to the landlord??

Odours tend to be absorbed mainly into soft furnishings and other porous substances. Taking a guess from your post, you probably haven't got a sofa to deal with (which would be a problem) but you do have a mattress? Take the mattress outside or to a room where there's less chance the smoky smell of the room will interfere with you trying to detect the smell on the mattress, and give it a good sniff. If it smells bad you'll probably have no option but to replace it.
Stick bedding and curtains through the wash (or dry clean), which should do it. Repainting the walls will deal with the odours there. Any other soft/spongy/porous stuff in the room? Chairs etc? They may need replacing.
Ultimately all smells will go away eventually, but if you deal with the main areas that's likely to trap them then this process will make all the difference.0 -
Why do you expect other people to tell you how much replacement furnishings will cost. Surely it all depends on what quality of stuff you are looking for. Just go round the shops with a list of what you want to replace and find out for yourself.I can afford anything that I want.
