party wall act question

Dear All, not sure if right forum (pls feel free to move).
Our building shares a "party fence wall" with the neighbour - it separates land rather than buildings. On the neighbour's side they have allowed buddleia to grow IN the wall to such as extent that it has now cracked right through to our side and potentially could collapse.
They have said they are willing to look into it under the Party Wall Act but the gov booklet doesn't have a clear example relating to our situation. What is the likelihood that we can get them to pay 100% for repairs given that the damage is ENTIRELY caused by their failure to maintain their side of the wall?

suered - your best bet would be to speak to a party wall surveyor - some give 30 mins free advice over the phone. Contact the RICS 0870 333 1600 and ask for names/numbers of ones in your area.0

Take pictures, with the date on before speaking to neighbour about this.
Once you mention it, things can be cut / removed then no proof to enforce repairs.0 -
