Advice needed please.

I am currently in the process of splitting up with my partner who i have a joint mortgage with.The house has been valued at between £90-£95K.
We only owe £47k so obviously i will have to give her some money.
My question is in the current market in our town (doncaster) there are loads of houses for sale and very very few seem to be selling.Should i just accept the valuation or offer her less to save the risk of if the market does crash being possibly in negative equity?
