Best three year fixed mortgage?

Can anyone give me advice on the best three year fixed mortgage out there at the moment. First Direct have just let us down big time by promising an offset mortgage of 4.89%, fixed for three years, with £395 charges inclusive, and no charge for leaving at the end of the term. Now we have sent in the forms, payslips and everything else they requested, they are saying they are 'oversubscribed' and the fixed rate has gone up to 5.05%. I feel that I have wasted so much time and that they should have told us sooner if that was the case. I'm now intent on finding something better.
Can there be anything out there better than our current HSBC bank, who have agreed to waive the £399 fixed rate fee and place us on 4.99% for three years? I don't think we can do much better than this...can we?
