Property valuation for probate
EA valuation £350,000 to £375,000. A house nearby sold at £365,000 without garage only drive way. Mine has got a garage attached to the house. I was going to get three valuations but have been put off by one EA who did not turn and did not bother to ring. I am going with just one valuation, shall I declare the lower…

getting a caveat of probate removed
The estranged son of my uncle has lodged a caveat of probate against his father's will. They did not speak for 5 years before his death. He has been sent the will and letter of wishes, which clearly show his father's intentions. He is still a named beneficiary of a discretionary trust that is to be set up after probate to…

Personal indemnity insurance after death
My father, who was 88, recently passed away and i am the sole executor of the estate. He was a self-employed accountant who had been slowly winding down his clients over the last few years and stopped practising in 2023 (although i think he still did a couple of very small jobs in 2024). I believe we still need to have PI…

Transfer of property after death
I have inherited a property and just want to get the name changed on the deeds etc. All probate and inheritance tax is finalised (by me) I would have liked to have had a go at completing the AS1 and AP1 forms myself to save costs but it looks like I would still have to go to a solicitor for the ID verification checks. Is…

Executor without executor account. Problems?
I’m sorry if this is the wrong board, I wasn’t sure where my query belonged. Myself and my daughter are executors for my mother. We did not have an executor account but I opened a ‘space’ in my Chase account so that anything to do with my mother’s affairs went through there. This has worked very well. I now wonder if we…

Estimates in IHT400
I've just submitted Self Assessment forms to HMRC for the deceased 2023-2024 and 2024-Death (HMRC asked for them as he had underpaid tax). I'm guessing they will take weeks for get back to me with their calcs for tax owed. Rather than wait can I submit the IHT400 with provisional figures for these debts?

Being mislead by stonemason?
Hi All, I would like a view on this matter. I contacted the stonemasons that crafted a cremation stone for my late father back in 2000s. I asked them for an estimate for retouching a few letters and adding a new inscription for my mother. The estimate that came back was for redoing all the last inscription (not asked for)…

Family executors unwilling to start probate
My step-dad passed away the back end of 2023 and in his will he named two of my step-siblings as executors in his estate. When he died one of my step-siblings told my mom that they were going to apply for probate. Believing this was true she has patiently waited for news and occasionally tried to stay in touch for updates.…

The elderly father of a friend of mine is thinking of downsizing his house and buying a small flat He was wondering if there were any pitfalls if he put the flat in his (only) son's name as well as his name as joint tenants There is no wish to avoid IHT or deprive assets, it is simply for admin so that when he passes the…

For the Gazette notice, do I need to include Flat number or is block sufficient?
Hello, I am just adding a death notice to the Gazette, my friend that I'm acting as executor for lived in a smallish block of flats. Is it ok to just put the number of the block or should I specify the flat number too? It feels like I'm identifying an empty flat for burglars to go as far as the flat number and any creditor…

IHT advice needed please.
Hi I made a will 11 years ago and in my will it stated I wished our property to be left to our three daughters. It stated "I give" my property which is solely in my name. At the time of making my will my mother had passed away suddenly and I guess I was bereaved and didn't fully understand the IHT implications and if I'm…
