    Hi complete newbie to house purchasing in need of some advice.
    My mother has recently passed away and left her house to be split 3 ways between my brother sister and i, am i able to use my third as a deposit for a mortgage to buy out my siblings?

    Yes.

    Basically you arrange a mortgage to cover the two thirds owned by your siblings.
