Renting contract help 13th Mar 17 at 6:08 PM
Hi, my tenancy is coming to an end on the 27th April but I'm going by the 27th March as I've found somewhere else to live sooner than I thought. I pay on the 28th of each month but am I right in thinking my Landlord will owe me 4 days rent because I'm paying per calendar month? I want to get my facts right before I approach them. Any advice I'd appreciate. Thanks

If your tenancy finishes on 27 April then you pay rent till 27th April. Final payment is on 28th March. Where does 4 days come from?

Additionally, the fact that you are leaving (on 27th March) a month before your tenancy ends (27th April) is irrelevant. You will still owe rent till the tenancy ends on 27th April.

Unless of course you come to some agreement with your landlord to surrender the tenancy early.

Still don't undertand the 4 days though......

If when you moved in you paid rent of £XXX +4 days then you may be due a refund. That's unusual though.

If when you moved in you just paid a 'monthly rent' then no you're not due anything.

This also assumes youve agreed the early surrender with your LL.

    * When did your contract start?
    * How much did you pay at the start?
    * Since then, have you always just paid a monthly rent once a month?

If your contract was for a whole number of months and you paid a whole number of months' rent (no extra 4 days worth of rent) then the LL owes you no rent back.
