    Hi guys,

    Just wanting an opinion on the following clause of my 6 month AST agreement:

    2. Early Termination
    If you wish to leave before the end of the Tenancy Period then you must give us a minimum of one month’s written notice and make an additional payment of two week’s Rent which will be payable by you as a contribution towards our costs in re-advertising/re-letting the Property.
    My questions are:
    • Does the 1 month need to be a 'tenancy period' as per standard notice or does this, as it reads, mean one calendar month?
    • Would you calculate 2 weeks as( annual/52)*2 ?

    1: No, it seems to be just one months notice.
    2: annual /26

    1) 1 month = 1 calender month

    2) do you pay rent weekly, monthly or quarterly?

    If weekly, is it weekly rent x 2
    If monthly, it is monthly rent x 12 / 52 x 2
    Id quarterly, it is quarterly rent x 4 / 52 x 2

    Not that I'm a mathmetician so happy to be corrected!

    The question is whether to /52 or (/365)*7 to get the weekly rent from the monthly rent. 52 weeks only have 364 days so IMHO that does not give the correct result though the difference will be less than a Pound in general.

    The simplest thing to do is to ask the landlord and agree beforehand.
