If you don't know how long it is going to take for your business to grow how on earth are we supposed to know?

Is this a lump sum you have to either use as a deposit or invest in the business? Only you know how committed you are to the business & the likely success?
You're likely to save every month on a mortgage over rent and will be able to keep any increase in value which would make me look to buy if I could.

"selling motorbikes at the moment" doesn't sound like the most secure career path. Good luck getting a mortgage.

From the detailed investment plan the OP has presented for this business, and from looking in my crystal ball to discover details about the potential house purchase, and future house prices, I'd say his best bet is to go to a casino and put everything on black.
    Deposit Saved since 01/12/15: £13,000 / £15,000 House Bought!

    Debt Cleared since 01/12/15: £6,000 / £7,500
