    Anyone else out there selling and going through trying to keep the house tidy 24/7 so it doesn't take hours to sort out when there's a viewing?!
    Along with trying to second guess what the people viewing will do/offer/not offer...?

    Only been for sale a week, I assume it just gets worse from here on in?

    Not really done this before so thought I'd see if anyone else is in the same boat!

    Update for me:

    Buyer pulled out! Decided to ignore phone calls from the EA rather than actually admit it and it all came to a head today. So we're back on the market. Feeling surprisingly zen about the whole thing and going to try to not think about it too much until the new year - whatever happens, happens!

    Ours went live yesterday and about 6 viewings booked for the weekend. I really hope it doesn't sit long on the market. Luckily for us, we don't have to clear, tidy etc as it's tenanted and the tenants are packing up to leave

    GBR78 that seems like a long time to get everything sorted - I would be getting fed up at that timescale! We had the EA visit and take photos etc, we were live on Rightmove the next morning! What do the other houses on RM look like under the same agent - are the listings any good?

    Kirtsy - that seems really silly if they are going to follow their 3 week rule when you might get an offer - have you tried talking to them about it?

    Well, after about a week on the market we have 11 viewers waiting to see the place, so I guess we'll be having an open day! I just hope someone out of those 11 likes it enough to buy it. Got everything crossed. Eeeep!

    In a weird turn of events I got a call from EA last night (which I missed) and then an email with the title 'An offer on your property!' - weird I thought as we've had no new viewings yet... I opened it and it was the original 'pulled out after two weeks of messing around' buyer making the same offer as before whats all that about then?? Do they really expect us to take them seriously now?

    Oh Chickenmama, how do people have the nerve?? Our original buyer is still avoiding phone calls, so glad we didn't accept her revised offer.

    Got our MoS today and we are officially SSTC on RM so all heading the right way, lots of hurdles to get over yet though! Fingers crossed.

    finally had a viewing tonight, a week after price drop and new pics. young couple, ftb and cash. spent no longer than 10mins and didn't have any questions - reckon it will be a no go

    got someone else coming to view tomorrow. got AIP for mortgage and nothing to sell. Really hoping for some good luck but reckon we won't get any offers

    Had our first viewing yesterday. Left it to the EA to show around as it's not something we enjoy. Apparently a couple looking to relocate to the area. Feedback due tomorrow so we will see, but I'm realistic enough not to hold out too much hope in the first week.

    Saturday's viewing confirmed as a 'no' Liked the house, the benefits of the parking situation and garage, but couldn't see past the main road it's situated on. Apparently they are currently in a similar position and would prefer to be located on a quieter street.

    A shame, but we knew the road would be a barrier for some, so onwards to the next......

    So we got an offer!! £7k under asking, which doesn't sound too bad but the house is only on for a lowish amount, so we've asked if the buyer could offer another 1.5k so they would be getting a deal, and we would be happy to proceed on the next property. Fingers crossed!!

    Doing some last tidying and polishing before our viewers come around on Weds...and waiting for the estate agent to tell me which of them is coming around to conduct the viewings! I don't know what to do, either...we can go and sit in our local coffee shop for a bit, but it's quite a long viewing appointment - 5.15-7.30! Don't know what to do for the best!

    We have been on the market for about a month now. Had maybe 6 viewings, one has resulted in an offer but they have not yet sold theirs so no go there for now!

    We've seen a property we love so really hoping that we get an offer before that sells but it wouldn't be the first one we've seen, loved and watched it get sold!

    House went online on Wednesday, between then and now have had 14 viewings, absolutely no feedback from estate agents and no offers. Starting to panic as we need to sell for asking really to afford our next mortgage (this is in Bristol which is highly competitive).

    Anyone else feel like the estate agents completely hype you up and then let you down, she was like 'if we don't get offers I should loose my job' 'we should have a bidding war' etc and so far nothing!

    Loosing my mind....don't want to tidy anymore :'(

    Have you asked the estate agent to chase feedback for you hannah? We had to specifically request calls with feedback

    We've had another offer, the buyer has increased by just under £1k so I think we will probably accept. Just a bit frustrating as we could do with the extra to proceed but we don't want to lose a buyer for the sake of £600.... time to think long and hard.
