    Hello,
    I been reading debt free diaries and mortgage free diaries since the summer and I have been hugely inspired and reassured my dreams are achievable.

    My husband was significantly in debt until 2 1/2 years ago through a failing business during the recession. Due to having equity in our home I was able (had to) to re-mortgage and pay off the debts. that's the simple version anyway.

    During the time when my husbands income was negligible we had a lodger. Unfortunately those basement rooms require about 5K worth of work and are currently unlettable. I hope either to save this money by the spring, or maybe withdraw some capital from my husbands small pensions. He gets about £200 pcm plus £800 wage. He has his own debt to pay until June next year, then I gain £120 to go towards the mortgage.

    I have a fairly good job and have always worked extra hours. My husband is working in a job on minimum wage. After many money related traumas and battles our relationship is fantastic.

    My aim is to retire at 55 if I can. I am going to go hell for leather to make this happen. We trimmed our expenses years ago. We have the occasional slip up and overspend in fact this year has been an overspend on some big items whist shopping at lld1.

    We have recently registered with airbnb to increase our income and may soon break even from initial outlay.

    This year we have failed to sell our house which we bought for £250K, 10 years ago. There is no appreciation in value We have had a new bathroom fitted and patio doors to the kitchen. We also had a family emergency in Spain hence a further £2K on CC.

    Looking at the mortgage calculators and snowballing methods I can have this paid off in a 10 year time frame. Ideally I want to be mortgage free, but I suppose being debt free would be a better place to start.

    Short term goals
    £165k by xmas (normal OP +lodger get us to £165930)
    Under £160k by June 2017 to achieve <60% LTV
    Under £150k by December 2017 (pushing it )

    Well this has been a busy week... night shifts, hospital visits, packing, mothers hospital discharge, taking DD2 to uni ...guilt about mother.. work swapping shifts.. phew at least I'm on hols after tomorrow.

    extra day off due to extra shift worked... but mum hasn't been great.. her spell in hospital has fixed her medically but her memory is shocking.. "what day is it??" so hopefully the systems that i have so much faith in ,and have spent my life in, will be able to support.

    We are off to Canaries on Friday... we are being "travellers"... my OH thinks backpackers... but I wouldn't quite go that far.... local train to closest airport 52 mins.. £5.20 each... cheaper than a week parking or taxi.

    Spent far too much... have cried for 24 hours since we left DD2... I need to put up those walls... but also mother guilt... her cognition will be investigated in the coming weeks... it has been patchy this year , but since return from hospital she seems to have lost her short term memory altogether.

    So plan for the week... work tomorrow... after gym and mother visit.. off Wednesday Thursday, week away Friday.

    DD1 will look after the dog again.. think I will have to give her the £108 (she borrowed to pay her stupid ongoing dvla fine... )

    Spent far too much much but got student discount off UGgs £27!!!!! so I spent even more on DD2

    Last bnb fella took keys with him. He wants to return them today and discuss a Monday to Thursday autumn let, at a reduced rate, outside of the company... I wouldn't mind so much except he asked us on the company website I don't want to get into trouble... but a regular stay on a quiet time of the week/year would be fab.

    Anyhow we need keys as we have an unexpected 2 night booking for tonight and tomorrow.

    This is fab because after all of my summer spends through one thing or another our savings are looking quite low..... my OT has stopped (through choice) but I've not worked any weekends for a while (through need)

    My OH has £250 for hols, which is a bit of a miracle , and I would like to take similar... but at least I can access more. The uni weekend has just cost us double what I wanted to spend but I got my lifetime boots for £108 after £27 discount just because I asked and she doubled it... DD2 was miffed as she only got 10% and she was the student.....did go to @pple and then buy her overpriced charger and ethernet adaptor for ease

    My new window blinds to the bay are up now. I will see what the October money situation is like before ordering one more set for rear sitting/dining window. They are so nice and bright and add such a change to our room.

    So lodger.... being a dope.... owed us weeks rent therefore 2 weeks was due last Friday. Left us £30 short on Sunday night as he didn't want to leave it where I told him to. More like he was rotten drunk and spent it!!!! the problem being is we are off again on rent day therefore will likely meet the same problem again.

    I'm owed a return of £60 from a company that couldn't complete my order for a month now. My dispute with them / paypal say 3rd October for them to act or something. and I unlikely to see return of £108 for DD1 so she might as well have it...

    October will bring me back from holiday, being paid, car loan final payment definitely gone, rejoin SW as not doing it on my own and my rota fits only 2 people to feed I should be able to do a sensible budget with less outgoings all around

    Hopefully your mum being back in her own surroundings will help her memory, definitely easy to get confused in hospital, if not hopefully they will figure out whatever is going on for her!

    You will start to feel better about DD2 as time goes on I am sure, once she is settled and enjoying herself hopefully you will feel better! Boo about the stain, very naughty of the person and hard as I guess you cant prove she did it, even though you know it. Hopefully you work out the out of business deal, though I would think about insurances etc of having him stay without the back up of airbnb, but I am a massive worrier! Hope your lodger sorts himself out and you have a fab time away!

    With all of our summer spending due to end next week (thank heavens) our food bill for September stands at £66. we have been home shopping , and eating all of the hidden stuff.

    Clearly that doesn't include our spends last weekend (£200 cash £100 card eating out £152 @apple and office and £41 petrol ) but thankfully we hadn't spent much on entertainment locally.

    My birthday jeggings off mother didn't last well and have a strategic tear... Diet a must when I get back from hols. but i'm not buying a new pair... I'll have to make do with the ones I have.

    I am bereft with empty nest ... I'm so sad.... keep trying not to cry, but failing often... getting a bit better but still tearful.... talking to a young med student yesterday set me off......
    then a student with punch injury came in,
    then a student with knife wound from cutting chorizo,
    then a student with sprained ankle,
    then an intoxicated student ,
    all of whom on freshers.......

    Diversion therapy didn't quite work.... Time off again now.. going on hols in 2 days for a week... that will hopefully blow away the cobwebs, but i'm not too sure

    At least most of the students were clever enough to get themselves into the hospital, and if you think about the amount of students there is more chance she will be fine than not statistically! Not sure that helps though! I hope you enjoy your time off!

    Back from hols today.... Wifi was pants in the apartment. And then we met a couple who scared the living daylights out of us, so after 2 evenings in their company we hid from them the rest of the time...

    We spent 580 euros.. not too bad, unfortunately I've created a monster.. OH wants to save money all the time. have drinks out.. then cook in the apartment... I did complain he had the balance flipped the wrong way around. Did insist on getting a cab home from the airport

    Anyhow, I'm glad to be back and ready to reorganise our little world.

    House is dusty and needs blitzing
    Declutter clothes
    finish the odd jobs I've probably listed several times already
    Health kick... SW and exercise and no alcohol.

    My pay next month will be a lot lower I imagine as I've not worked many out of hours/weekend shifts. So will OH's , we will have to be cautious... however we have some good bookings for October Mon - Wed nights with the same guy for at least a month.. then each weekend with bookings too... so we may not gain.. but will hopefully balance the books.

    DD1 has informed me I'm babysitting 9-3 tomorrow...... because I haven't seen her for a week. Good job we don't go away too much.. the penance would be peppa pig marathons!!

    I think we both have been feeling the effects of our empty nest... OH seems moody and flat. GD was a little terror yesterday... challenging... not wearing her coat in the pouring down rain.. OH a proper Victor Meldrew.... the years are stretching in front of me..

    Anyhow much brighter today.. DD2 has suggested coming home for reading week at the end of the month... will mean a trip south to collect and drop off... this time anyway. Time to dry my tears

    bnb room booked by students last night, studying at Bath uni, from Beijing.. got another sneaky booking for tonight late last night and another 3 night guest monday. OH was not impressed as he does most of the bed making... and we have a christening today.. I told him to stop complaining as I gave him an extra £40 on Friday so he's been well and truly paid for it (I will help him honestly)

    Tonight's booking will put a halt on today's party.. but that is not too much of a bad thing. Tonight's eta is 7pm so loads of time but not certain on logistics, I did tell young students we would need stick to departure time of 12pm... so may go to church at 12:15 then come home to do quick clean and polish and bed change.. then back to town for reception... or just go for a couple of hours... It's is a really close friend's GD. She was our neighbour growing up and I babysat her boys. Then she was my childminder for our girls and worked in OH office before things went belly up. I think she would expect us there for the long haul. She's like another mum / grandmother

    Decluttering commenced. house scrubbed yesterday. I threw away half a laundry basket of odd socks I've been nursing for about 10 years I would think... charity shop bag ready for tomorrow and 2 cash for clothes bags also waiting to leave... may get to eb@y tomorrow

    Nothing worse than making 'friends' with some people on holiday! Hope you got to relax a little! Good and bad news with the airbnb! Hope the christening went well and it all came together in the end!

    jodles, all worked well... we went for our normal promenade walk to the supermarket to pick up room bits, text from guests on the way back saying they were leaving at 10:50... bumped into them on the prom, said goodbye, rushed home to iron, clean and bed change... bloody messy bu99ers. then quick shower and change dash to christening

    We've dropped down into the next £10k bracket
    OP's of £5800
    Reduced mortgage balance by £13k

    Car Loan final payment took this morning... ZERO balance frees up £208 each month for mortgage

    Some of this was shuffled to the zero% CC
    CC 0% £5460 will increase payment to £100 pcm next month in preparation for remortgage next year

    Savings / emergency fund at £2500, hope to get to £3k this year and build to £4k next year.

    Company shares £3k (cost to buy, should achieve more if sold)

    S&S isa £120.... need to start paying this again, it's increased £20 this year

    total debt reduction this year so far = £17200
    house equity £106k value approx £275k

    Brizzle, I know this has been said many times... but where did our money go.?

    We still spend far too much, and 2 weeks rent equivalent has slipped through my fingers , on window cleaner, present and christening expenses, coat for GD. £30 for food and £40 for OH.

    Having a HMO (extreme ) , lots of paying guests is phenomenal to our ability to pay. When my OH had little to no income, I'd be frazzled doing extra shifts as a ward manager, hardly at home and resenting what life had thrown at me... now I've changed jobs, more accountability but no management or staffing responsibility, and more job satisfaction. OH less chippy about his lower income because he's doing his lot for the household

    I do keep most of the savings, because quite frankly he's rubbish with money. But planning a low spend month now. I have about £200 for 3 1/2 weeks. £60 will be tolls and petrol. The rest top up shops. OH will get his pensions of £200, plus ( normally) another £100 when he gets paid. He is such a lucky man ............( he has worked so little last month he may not get all that £100.He needs 16 nights to earn £800 in each 4 week period and will have only worked 13. I will negotiate)

    Switch over due to happen anytime now for my G&E... I'm finally in credit with F1rst utility.. they didn't take the first 2 months payments last year, I emailed them twice to do so.. therefore I have always been playing catch up. So was supposed to pay £111 pcm... after 6 payments went to £118 for 2 months then the last 2 £149... ironic for the cheapest part of the year I have paid the most, and I'm finally in credit by £22 :0

    on balance been a good year at £1200 in total.... bearing in mind all of the comings and goings we have

    SP telephoned and I quoted sainsbugs deal that was on msecheap club...

    So I asked him to be sensible and quote me on the realistic use of £100 pcm.... He brought this down to £63 pcm, who knows what the year will bring... but however unrealistic it's a good start to aim to get it for around £420 a year less.

    DD1 needed to sort her G&E out, but being in rented accom, she was slow to do it... and her boiler was broken for most of last winter leading to many disputes with the landlord....

    And energy man knocked on her door to give her a better quote and told her she's been paying off the previous tenants debts to BG for nearly 2 years!! She had phoned to query her high bills and was fobbed off and made to feel foolish... He worked out she had probably over paid by £2.5k I feel a complaint coming on

    Have reminded DD1 to get an email sent pronto...

    Now DD2 is visiting in 17 days .. i have to pick her up from the south... so 4+ hrs there then 4+ hrs back... we only refuelled on leaving so one way not too bad. My sister has offered to bring her back to the south when she returns from visiting mother saving us £43 on a train ticket and petrol

    I have broached the subject with DD2 about opening a S@ntander student account to get the free student railcard. She is a girl who likes to make her own choices. Last time i sent her student account details she took no notice. But she changed her h@lifax current account to student account with a free £1k OD I'll mention it again in a few weeks, Now it's her money she may feel differently. She's agreeable to the rail card, it's the bank account to get it for free that's the hurdle. It's £30 in her pocket

    I picked up overtime again, last week , this week, and next week. Christmas cash
    mind you I'm working xmas and new year night shifts. OH picked up a outdoor swing set for GD for a tenner after the summer stock change. That's a start OH a bit of a techno phobe, but has learnt to google on his smart phone. He wants to increase his knowledge of the history of Britain, so I'm getting him a tablet (any suggestions welcome). Dd1 want new hairdryer. happy plans in place

    lodger has told OH he has changed pay dates. MMMMM . Expecting £160 from him on Friday. Not impressed that both OH and him failed to mention it to me!! Also guest who wanted to book outside the website has messed us around.... he comes across as very genuine, bit of a bumbling professor sort.... faffed about when booking, then he has told us he has brought a furry friend (after staying 3 x 3 nights) He asked for a reduced rate for booking so many nights which we agreed, he didn't bring cheque book as promised, but then couldn't do transfer as phone numbers didn't work, and now added on an extra night. I will be adding that to a bill when he arrives on Sunday. I've made one OP this week of £60. Trying not to get a bit twisted about not being able to make more

    he asked for special rate for being here for early part of weeks for a month or so., actually a £90 discount. I think i will be charging him full price for the extra night
