    A new year offers the chance to refocus on goals. After a challenging 2013 saw us take our eye well and truly off the financial ball, I felt it best to retire the old diary and start afresh.

    We bought our house in 2010 with a mortgage of 131k. Thanks to reasonably regular and disciplined OPs from the outset we've managed to reduced our balance to just a shade over 116k in 3 years. We're on a fairly humble budget, so there'll be no grand OPs here. We're long haulers chipping away at the beast 1k at a time.

    Our five year fix expires in June 2015, and by that point we want to have a LTV of 60-65% to enable us to have the pick of the market when we re-mortgage. Whilst the long term MF aspiration is greater financial freedom (perhaps to move up the ladder, travel, retire before we're too decrepit to enjoy life etc) in the mid term a manageable mortgage debt will be key to making sprogletts a financial viability.

    Through a combination of capital reduction and OPs we want to try and end 2014 with a balance as close to 110k as possible. This will keep up on target for our MFI3 aim of having a 106k balance by 2015, but will also let us build up a float in case we need to pay product arrangement fees to get the best deal when we remortgage. 6k is a healthy but achievable challenge if we maintain focus and discipline throughout the year.

    How are we going to do it? Well by practising what I preach to the kids I teach... do the basics well and the results will follow.

    You can tell school has been manic by my absence for the past month. On the bright side, it means you'll have missed my angry ranting about Brexit.

    8 more working get ups and still lots to do before the end of the year. I have an interview tomorrow for an opportunity to be paid to lead a project. It is something I am interested in and will be good CV fodder should I ever want to go for other jobs.

    I don't think I mentioned it but we were supposed to be going to Italy for October HT. The airline have cancelled our flights, so we have substituted for Portugal. I'll fully believe it once the system updates and I can see it on my booking, but assuming all goes well 400 return flights for the 100 we paid is a billy bargain!

    On to the financials, and the big news is that the mortgage has left the 100ks for good.

    I can't claim the credit for it, it is an idea I found on the boards, possibly in the DFW section. I felt that I needed something to focus the mind and not fall into complacency simply because remortgaging had allowed us to increase our built in OPs.

    It stops money disappearing into the ether.

    Mortgage statement has arrived, so thought I'd update. Didn't realise that I'd been AWOL so long

    In the first year on our FD mortgage, we have paid 10, 973. 03. This breaks down as follows:

    Interest 2727.75 (25%)
    capital repayments 2793.92 (25%)
    OPs 5451.36 (50%)

    According to the data produced by the MSE mortgage calculator, we have shaved 2 years off of the 25 year term. Whilst we don't expect to be able to clear the mortgage during our fixed rate period (9 years left) and find ourselves liable for an ERC, I was pleasantly surprised to discover that it is 'only' 3200. Quite affordable should we get a lottery windfall!!

    New school year is underway. Trying to save s and lose Lbs by being a bit more organised. Food prep is the way forward! I made frittata muffins last week which were very well received. Will pinch Ed's idea of breakfast burritos this week, but this time I'll make a big batch and freeze the surplus. We are still enjoying experimenting with overnight oat recipes too.

    145 OP to get us out of the starting blocks for September. I'm being paid to wear 2 new hats in school so OPs should be pretty healthy as and when those payments come in.

    2 new te$co current accounts opened to take advantage of 3% interest on balances up to 3k. Will siphon the interest off for extra OPs.
