Help with template letter to estates in search for our final home.

Hi, we have been looking for our final home for some time now. We lost out on our dream home and haven’t seen anything suitable since. In our area there are four wealthy estates who own most of the properties that would suit us - a small holding/family home with a few avt s of land for some horses and rare breeds. I know that the estates do sell off occasionally, so I would like to approach them. From what I have read, money should not be mentioned and I presume that I should not go into personal details - my eldest son has incurable cancer and whilst we realise very much that materialistic things don’t mean that much, we equally would like to provide all our children with all we’d always wanted to, but now we may never get that chance with our eldest. I don’t want sorrow, just not sure if it would help to explain our situation? I know that sounds very contradictory, but it’s hard to explain. I have seen templates for letter dropping for individual houses, but not ones for approaching estates. Any guidance would be greatly appreciat

    I think that you can use the templates that you have found already because you'll address each one to a single person (the estate owner) in any case. The only difference is that you are asking if they have any suitable properties within their estate.

    Personally I would keep initial contact brief and business like. You might say that you've approached because you believe property on their estate may be of interest to you but leave it at that. Simply ask if they've considered selling, if so can you speak further. Give them some time.

    Remember that approaching householders not on the open market may mean a greater likelihood of the csale going slowly or not at all - after all if they really wanted to sell right now it would probably be advertised. I'm not wanting to put a downer on a good idea but it also sounds like you could do with life running smoothly without house buying heartache. Good luck!

    There are templates on here as it's come up a few times - usually just for roads/houses people have been interested in.


    Sorry to hear about your son. I'd definitely keep that out of any letters though. It's not going to make a bit of difference to whether someone will sell to you - and may even worry them that you'll pull out of the sale in the future, or that you're some sort of scammer (obviously not - no offence meant!).


    Approaching direct may also mean they hold out for a higher price than if they went on the open market. They often seem to change their minds too, so don't set your heart on anything until you actually exchange!

    Most such sales would be handled by the estate manager if we are talking of large, privately-held estates. They would be approachable in a straightforward letter, explaining what you are looking for, and what they might have that matches - if you know that. I doubt you'll upset them, or cause them to look unfavourable on your request pretty much however you word it, so long as it's polite and clear.

    It's worth asking, as there's little to lose. Most seldom sell anything and, when they do, it often commands a premium.

    Approach them one at a time: learn from any mistake with the first.
