    No interest in my house

No interest in my house 1st Nov 17 at 1:00 PM
Hello. We listed our house on 10th October and have so far had no interest in it. The marketing report from the agent says they have sent dozens of emails and texts about it. It has been clicked on over 150 times. I know a few weeks isn't long but houses in our area usually go fast, we live right by a fast trainline to London and it's a popular commuter area. I thought we would have at least had a few viewings by now. This is our first house and first experience of selling.

Is this is a very quiet time of year for buyers? I don't know if our house is the problem or if this time of year is bad for selling.

The agent hasn't been overly insightful - just said hold your nerve or drop the price. I would greatly appreciate any comments or thoughts on what we might be able to do to improve the situation! We really want to move, we've seen a house we love and we've just got married and would like to move on to our family home ASAP.

I can't post a link so please search TN4 9YB in Zoopla and it's the 1 bedroom house priced at 240k.

Looks like it's already been dropped to £240k. And that you bought it 4 years ago for £165k - seems a huge price hike after only 4 years.

    Where is the floor plan?

Does the bathroom only have a shower no bath? I mainly get showers but the lack of a bath would put me off a house?

Other than the above it's nicely decorated pictures are nice but you can't get a view of size without a floor plan.

A floor plan would be good. I find it hard to envisage a one bed house.

Why is it also on with Homewise's over 60s lifetime lease plan at £159k?

I found the floor plan on the previous listing from it's last sale....

The previous pictures are not really helping as it doesnt look like you have done a lot to the inside of the property since moving in.

Whats the back garden like...in the previous pics I can see things that look like they are other sheds so it may be a nice decked area but very overlooked by your neighbours.
I like a fence between me and them.
Is that your garage door at the end of the garden.

I'm another one who thinks it's a lot to be asking for it...have prices really gone up that much in that area?

Why no picture of the front of the house?

It's always slow at this time of year....people tend to only move if there is a real need or they can be in for christmas so it could be that things won't pick up until the new year.

Having said that if your house is competitively priced it should sell

Is it actually a semi-detached? From the pictures it looked like an end terrace.

Also the missing room sizes is very off putting

It is the most expensive 1-bedroom flat in High Brooms at the moment - is there a reason? For example the ones on Addison Road are all cheaper (and look like they are more modern).

From photo no 6, it appears you have a front door in the hallway - all normal - but a lounge with a conservatory at the front of the house. But the first pic seems to be of the back of a house.

Very confusing, I can't make head nor tail of it. The description says the conservatory is at the back so where's the pic of the front of the house?

The bedroom isn't exactly large, just average. I'd dress the conservatory as a dining room, not office space.

We had it valued by 3 agents - all between 230k and 250k. I think that is the price in our area which is climbing all the time.

Thank you for spotting the floor plan! I didn't realise it wasn't on there, they sent it to me for approval so not sure why it wasn't added.

Our house is a 'back to back' semi, which is why there is no photo of the front, there is no front. I don't know how to explain or address that in the listing without making it sound bad?

Yes the bathroom only has a shower. Apparently it originally had a bath and the previous owner took it out. We nearly discounted it because I love baths and the agent persuaded me I could put one back in. But I got used to it and never did.

We haven't done much to the house, it hasn't needed much. We put wooden floorboards down in the living room and replaced the kitchen worktops, that's it.

The garden isn't really overlooked at all but I can see it does appear that way in this photo. I will see if we can get another one done.
