    Afternoon all!

    I have been inspired after reading lots of the diaries on here to join in.

    Background: OH and I are both 40. Have 4 children (12, almost 10, 4 and 10 months) OH was made redundant twice last year and recently started working as a contractor on a daily rate (4 month contract, may be extended a little) - so we now have a limited co of which we are both directors. I no longer work. We have a BTL property on which we have an interest only mtge and will clear that by selling the property (only bought for capital gain, not income, purposes) BTL property has long term tenant in. Rent covers mtge and buildings insce and repairs/ renewals with a small excess - but not much.However, it's on a fixed rate and takes care of itself.

    MFW relates to our home. Bought in Oct 2005 for 277k, 130k mtge over just under 16 years (kept previous end date) Since then we have added a further 30k to the mtge for a loft conversion (needed due to the no of children!!) that cost approx 35k. We have also spent 20k+ on a bespoke fitted kitchen and building work - but financed that from savings/ income. And decorated and new carpets (previous owners ran out of money and had to sell, so place was full of stuff to do, even though it's still only 11 years old!) Some overpayments have been made, as can be seen from the overall balance.


    OUr mtge is with C&G. I have a statement for balances as at 31/12/09:
    (Balance as at 31/01/2009 was £124 616, so we reduced the balance by just under 20k last year)
    Sub Account 01
    Term remaining 12 years and 7 months.
    Fixed rate 4.79% - until 30/09/10
    Balance £79512.27

    Sub Account 02
    Term remaining 13 years 1 month
    Fixed rate 3.99% until 30/04/11
    Balance £25423.78

    Sub Account 03
    Term remaining 12 years and 7 months
    Fixed rate 4.79% until 30/09/10
    Balance £33.32


    TOTAL BALANCE: £104969.37

    We can repay by 10% a year without incurring penalty fees. We pay £1074.94/ month - this includes an element of overpayment, but I'm not sure how much (we didn't reduce our monthly payments when we paid off £12500 after DH was made redundant the first time)

    My first step is going to be repaying Sub Account 03 We are with C&G, so I will phone them up about this. I can also afford to repay £4k to £5k from sub account 01, I think - but will leave that until after a meeting with our accountant (we are not sure yet exactly how much OH will be paid from the linited co)


    I'm kind of looking for advice/ ideas, I guess... Would posting an income/ expenditure budget be an idea?

    ETA: We don't have any other debts. CCs are used (Tesco ones for Clubcard points for rewards) but are paid off in full.

    Leigh-Anne - I know, it's shocking!! I have to pay the first bit out on the 19th, when she'll have her xrays and moulds done - grr!!

    Just made another £150 op - I was going to wait until I had £250 to OP, but decided that was silly, as int is calculated daily . Money from paypal (last month's ebay), car tax refund, quidco and a refund of an item bought last year. Have some cash for OP fund, too. Will make another OP later in month, as expecting some more cash in

    well done on the OP, I used to pay all in one go at the end of the month and then though what am I doing? This month I have saved £14 (according to my SS) by paying it at the beginning of the month and that all adds up!

    Hi Pammy - that's what I thought I'll try and send round amounts of money (just because I'm a bit of a control freak like that!!) but will drip feed it in throughout the month, rather than a lump at the end.

    ebay.... I hate listing stuff. I have some stock left from my old business that I might list in job lots - I won't get anywhere near what it's worth, but it's more likely to go that way (heavy, so poostage costs are a disincentive unless a large lot ) and that'll be spce freed up and money in to OP on mtge - a win: win situation. The way I look at it is that the money was already spent and the stock is sitting there and some will spoil - and that really will be throwing money away. Something is better than nothing for it!!

    I'm making a list of stuff to sell on Sunday and then I'll take pics today/ tomorrow to be organised. Turbo lister won't load on my laptop, so I can't do that

    No OP progress to report - but I have listed 21 items on ebay today - they're mainly job lots of stuff so the start prices vary between 99p and £60 - I hope some of the bigger value items go! - not just from the money point of view, but also they take up quite a bit of room (well, some of them!) Also, if they're gone they're not looking at me accusingly as to how much money I've spent on them everytime I walk past!

    I still have lots more to list on ebay.... it's a never ending slog! I've also started sorting items for the NCT sale next month - I have 180 tickets - 10 items/ bundles labelled - 170 more still to find!!

    And I've a batch of survey invites in my inbox - I expect I'll have missed most/ all of them by the time I get around to it....

    Hmm - have just been on what's thecost site.

    Our 1st part of our mtge was taken out over 20 years (we upped from 30k to 130k when moving, so took the term back up) - shows a total int payment would be £72303.98 - eek!! However, with lump sums and some reg OPs we're on target to repay 10/2018, as opposed to 10/2025 - and that's a big saving in int!

    Part 2 of our mtge (for loft conversion) was taken out over 14 years and was due to be repaid 01/2023. We're on target to repay this 05/19. Original int was £9203.63, so again we'll be saving quite a bit. I will play and get precise figures but no time today (off for a chcocolate and pamper spa weekend - yum! No kids!!)

    I've transferred £50 from paypal today and requested money from topcashback and cashbackkings too. They'll only be about £10 in total, but add that to my paypal and my cash-tin sales (just under £30) and that's nearly £90, so I'll round that up and make an OP of £100 next week. I've still got about 25 items on ebay. 2 have bids (about £20) and some others have watchers, so I'm hopeful I may get another £50 in paypal if I'm really lucky (balance currently £7) - in which case I'll tfr that from paypal when paid and OP that too. I've also put a query in on quidco for a missing £50 cashback from AA breakdown. I still have a query to raise for a missing £70 from Eon energy, too - but I can't raise that until next week. If all my quidco tracks and pays out, I've got almost £200 to come from there in the next couple of months too :-)

    That extra £150 this month (if I can do it all) will mean another month taken off the end repayment date - bringing it to 04/2019. Still a way to shave it to my ultimate target of 07/2016 (which is the date our first ever mortgage would have been repaid) - but one step closer, for sure!

    Well I had a fabulous weekend away

    On the mfw front, I have just sent a £115 OP (paypal funds requested last week, £25 premium bonds win, £10 chq refund from Nescafe & some cash sales) to C&G. I have 20 items ending on ebay today and should be able to request another £50 from paypal after that - I'm hoping for £100, but we shall have to see!

    Ideally I'd like to OP a further £135 from ebay etc this month to keep it a round figure

    well done for the ebay revenue!! the last time i posted stuff on there, none of it sold not sure why, it was all unworn, stylish boden clothing. maybe it was the time of year and i should try again now its warmer!

    so... jolly well done on your overpayment. it all helps!

    Woot!! Although I have quite a lot of unsold stuff from today, I have got another £100 in my paypal account that I've just transferred over to my current account. I've also managed to sell a breadmaker and about 16kg in weight of old business stock stuff - yippee!! It's gradually going down!

    I'm relisting small items at 99p, but the larger cost items will have to wait for another free listing day - I find the fees too prohibitive otherwise

    So, I'll have that £100 from paypal, £10 (just under) from cashback payments requested (still waiting....) and I have £10 in my cash payments tin... Looks like that £135 further OP will be happening next week

    When the rest of the sold items on ebay are paid for I should have another £25 ish in my paypal account - a good start towards the next £50 withdrawal - but with only 99p stuff listed I expect that not to be until July

    Gosh - I think I'm getting addicted!!

    Addiction isn't a bad thing. I wish my rubbish was selling as well as your ebay stuff. Saying that i just put my old digital camera on, and they seem to go quite well for spare parts. Good luck with it.

    Ah, but your stuff IS selling, Michelle, that's the main thing - I know it's a pain in the a*se doing all the little 99p sales, but they do add up eventually! The only reason I've got bigger stuff selling at the moment is because I used to have a small business doing massage and handmade toiletries and stuff. After a 4th child and a big op this year (hysterectomy) I've decided not to carry on. I still can't lift heavy stuff (related to the hyster, but not because of) and haven't got the time to dedicate to the toiletries side (and the regulations are ever tightening and hard to keep up with as a small manufacturer) and the massage side started slipping with the recession - fewer people could afford it I'm not getting rid of everything, though - I'd like to get back into massage in 1 year-18 months time and I shall continue to make soaps/ body butters/ bath melts etc for presents.

    I've been selling stuff off as job lots - and although I've been getting chunks of money in, it's not what I paid for it and it's certainly not what I'd get retail for it - but it's money in and clutter out and some of it has a use by date , so it would go to waste otherwise.

    I shall list some children's things on there after the next local NCT sale. I use the NCT sale as a big hit to get rid of stuff because ebay listing/ photographing is time consuming - so if I take 100 things to sell at NCT and 60 sell, I find I put half away of the unsold for the next sale and ebay half.

    I used to freegle/ freecycle a lot more stuff - but am taking a bit more of a 'look after number 1' attitude and try and sell it first and use any funds for mtge OPs. A sad reflection of the times, I guess. I do still freegle things - but generally will try and sell them a couple of times at least first off. OH's contract is likely to end in July and he has nothing else lined up - so the summer could be lean! If he does end up with upaid time off, though, I'd rather it be in the summer hols - we can do freebie/ cheapy stuff all together as a family And I may even be able to get him to do some decorating!!

    Ooh - OH has just phoned - he has an interview next week for a 6 month temporary role.

    Today I shall be nipping to the PO and getting rid of the ebay parcels. I shall also be popping into A!di and Stresco for a wee bit of food shopping - and shall endeavour to stick rigidly to my list!!! I shall do all of that whilst DS2 is at Tumble Tots - shall walk round to teh shops with DS3 in the pram

    I discovered a load more stuff to stick on ebay yesterday. I'm torn as to whether to split it into small bits and list at 99p start or wait for another freebie listing day (for which I have a batch of unsold stuff from the last one anyway) I might do a bit of both - but, whatever, it won't be until next week - I think I'm ebay-ed out this week I guess I've used approx 40ish of my free listings so far this month? I'm going to try and get close-ish to 100 - especially as next month I'll have the unsold NCT items to list. Pah!! I really don't like listing stuff......yawn!! I like to get stuff on as much as poss in one go, so that it all ends on the ame one or 2 days - which - theoretically - limits the number of times that I'll need to go to the PO afterwards!!

    Woo hoo!! Paypal £100 arrived in account today. Refund from credit balance from Barclaycard arrived on Friday, so that and the £10 in my cash tin means I've just made another £135 OP to the mtge this month Yeay - balance approx 99510 now.... Next target is £95k - currently will achieve this in Dec of this year. I'd like to knock that forward by at least a month, if not 2.....

    Have also discovered an unexpected £165 credit into DH's account from a delayed work bonus from 2008 - guess where that's heading?! Will do so in about a week, though, as the expenses for about £1200 need to go in first and the I can find out where we are after I've paid credit cards - I will try and sneak it £175 at the least, hopefully £200 - although things are VERY tight this month

    Have finally completed the tax credits form (we haven't qualified for years, but now DH is self employed his income has fallen) - will post later - just in tome for them to be potentially scrapped in tomorrow's budget Can't say I'm looking forward to that, but I really think that whoever got elected would have to have done an unpopular budget now.

    Ah well - guess I'm back to ebaying... have set myself a target to list another 10 items this week (sold 3 over the weeknd) and relist any 99p or less unsold ones....

    Hmm.. haven't posted for a week. Haven't managed to claw that £165 out of Dh's account yet - still awaiting expenses. They and salary should hopefully go in tomorrow, so will try and send it then. ONce the monthly pymt has gone through (1st Jul) I will phone C&G for updated balance to check against s/sht and will try and make my 'extra' OP target for July to round the figure down to the next £500 on the balance - that might be quite a nicce monthly target, actually.... hmm...

    Ebaying slowly at 99p items - the odd one here and there is selling. Main declutter of things/ income of extra funds in July will be from local NCT sale, I think - will hopefully sell about 100 things if I'm lucky (although summer one is never as well attaended as the others) Would be good to clear even £50 after expenses and commission - I've started labelling stuff up at 50p just to get rid of it - it takes up room in the garage loft and I'd rather have the money (and it's not like I'm going to have any more babies!!)

    DD has outgrown her bike. ONly ridden a few times and is immaculate - I think I shoudl be able to get £50 for it (fingers crossed) Will try netmums/ local paper I think for before summer hols. If no joy will try again in run up to Xmas - it really is in fab condition. She's nabbed mine and loves it (I've only ridden mine a few times - hurts my hips) so we don;t have to buy her a new one. DS1 needs a new one though - if I sell DD's in summer may get him one then. At least his get passed on to DS2 (and then DS3!)

    Right, expenses (2 months) and 1 salary payment have gone into the account (I need to find` out about the other salary pymt!!) so I've transferred £165 to the mtge. That brings June's OPs (inc regular OP in the DD) to £820 - so I'm pleased with that!

    July's OPs....hmmm.... DH is finishing his contract in July it seems - and has no work lined up. However, I'll worry about that for Aug OPs! July's will be our regular OP and ebay money, NCT money, repayment of a loan from someone (about £150 that we'd written off - they are paying at £5/ week, so that's £20/25/ mth ) and any quidco payout (will be small in July - bigger expected in Aug/ Sept) I'm hoping for about £200. Will have to see how that falls in with bringing the balance down to the next £500
