Help please - no viewings :(

Hi all. We are selling our house and don't seem to be getting any interest (we have had 1 viewing in 4 weeks). Our estate agent doesn't think we should drop the price (or do anything else but wait). I don't think the photos do justice to the kitchen/diner in particular but the estate agent thinks the photos are fine. The market seems ok in our area but houses on our road have typically taken a while to sell.


We would appreciate some feedback- please be honest! Won't let me post a link but the our postcode is WF11 8BT - it's guide price is £120 - £130k. Thanks in advance.

    I would suggest clearing up some of the clutter in the garden, I would clean the fish bowl and some of the pictures are dark so maybe ask for them to be retaken.

    From the photos, I'd be asking "What diner?" - if there is a table somewhere, you need a photo of it.

    Same with the bathroom - details say there's a shower but there's no photo.

    Remember, you are paying the EA - if you're not happy with his work, get him to redo it.

    Thanks for the quick replies. We want £120k. The estate agent wanted us to market at £130k but we thought this was too high for the area. They insisted on a guide price between the two. Do you think this puts people off?

    It would put me off.

    Have you thought about changing agents?

    Yes I think we will be changing agents once our tie in period is over. They recently sold a house on our road and I was sucked in by their sales patter...but have been less than impressed by the service! I will call them today and ask them to come back out to do more pictures (or send them some pictures as I have a decent camera!) and change the price to £120k in the meantime. Thanks for your help.

    Yeah, that kitchen photo is pretty bad, it makes it look like a smallish kitchen, but from the measurements given it really shouldn't. Picture 6 makes that bedroom look tiny. The rest are OK though. I really can't see why you're getting so little interest. The only other thing there that would turn me off is that it's right by the canal (so I'd be checking if it was a flood zone).

    I'm no expert but I had to look at the floorplan as I really thought that the bedroom in pic 5 was in the hall.


    Also I'd hide your frying pans as that suggests no cupboard space and I'd get rid of the lamp ( could you get a small bedside cabinet if you don't want to get rid of the lamp?)

    Well presented IMO, but you have to accept that present economic conditions/uncertainty and generally over-inflated/stalled property market will maybe mean interest in your property isn`t that great. I would try offers over 100k.
