    We have a viewing at 10am but they are also looking at several other properties so not getting my hopes up. Still went through the rigmaroll of tidying and primping and generally driving the family mad!!

    EA suggests priced correctly. We are appearing in searches twice the branch average. Is that the data you mean?

    There are not really any comparables but for a four bed detached we are in the middle of the price range in a ten mile radius.

    How long have the others been on the market, and how many are there? It might be the case that the higher priced ones are "kite flying" and not interested in selling unless a mystery buyer comes along and offers them top whack. The odds of which are slim.

    4 bed detacheds within a 5 mile radius. 46 of them ranging from 210k to 900k.

    Make it a 3 mile radius and there are 13 with the same range.

    We are sixth cheapest so mid range.

    In a one mile radius it is just us!

    eta searching today in a 5 mile radius there are 13 ranging from on the market since 2014 to last month. We are in the middle of the "age" range.
  • It's official they increased further than than I expected and we are now off the market and in possession of a full asking price offer. Also our new offer (at the previous level) of the house we were gazumped on a few weeks ago has been accepted as well. Might have to change my userneame to happygirl !!

    Whinging wins! After moaning & groaning earlier in the week at the lack of interest during the first few days we've now had 2 viewings and 2 more planned. Fingers crossed! :T

  • Sounds like everything is fine then smallholding....someone will come along soon. Stick to your guns and leave price as is for now as click data shows it is grabbing the attention. It is hard work keeping it tidy...after 19 months I have the whole prepping down to a fine art. :):) In my area there is a lot of demand for first time homes and the 4 beds (which we are looking at) tend to stay on a little longer. Cant wait to hear that you've sold it.

    I'm back to work soon after mat leave so it should be interesting trying to get it prepped then. The viewers from Wednesday have decided to purchase a new build with "help to buy, wales"

    The guy that came yesterday was really impressed with property ( I know it would have sold 5 times over if it wasn't next to a pub) but it's the 1st house he has viewed. I am hoping that he will view a few more and realise that for the price he is getting an absolute bargain. The EA invited him to drive past at random times/days to see just how quiet the place is.

    We have 2 viewings booked for next week so far...one monday and one tuesday. :) So we are getting approx 4 a week at the moment.

    We have had a second viewing yesterday from a couple that have already offered but we declined.

    Apparently they have sold their own house and are just finishing signing paperwork and will be coming back with a revised offer next week.

    The estate agent did tell them when they phoned up to book a second viewing that unless they are going to raise their offer substantially there was no point having it, however they still insisted so fingers crossed.

    We also have two more viewings booked for next week too !!
