Natbag I have fingers and toes crossed for you, i'm sure you could do it if it came to it just set hubby on a mission during the half term to get everything boxed ready.
Everyone agrees to the 30th for completion in my chain (yay i've filled 2 more boxes to celebrate) but we can't exchange today because a) banks like to have it the same day of the week to same day of the week so Mon - Mon for us & b) my buyers house needs a gas safe certificate done as its being bought by an investor to rent out (I realise they want it to last as long as possible but honestly!)
& my seller contacted me to find out if we had exchanged today, I know her solicitor and EA are pretty abysmal but its taking the biscuit now, shes concerned they are stalling and is very anxious apparently, not sure what the hell I am then.- Mortgage: 1st one down, 2nd also busted

Advice please - I'm buying a leasehold flat and for the last 3 weeks all we've been waiting for is the managing agents pack. I know the vender paid for it at the end of Sept. Is there anything I can do? I know my solicitor, the vender' s solicitor and the EA have all been chasing it. Should I contact my seller to see if she can follow up? I have her number and we get on ok...or should I just be patient and trust it will come through soon?0

Ooh, ooh, some small bit of progress to keep me going over the weekend! :j :j
Apologetic phone call from the solicitor - he's had food poisoning from some conference buffet he went to on Wednesday :rotfl: However, he has now
(a) emailed the letter to the lender
(b) emailed the seller's solicitor with the draft changes to check they're happy
(c) sent a chasing letter to the buyer's solicitor as he's heard nothing from them recently and we're not sure where they're up to
Searches are all due back early next week (it's taken a while as it's a small rural local authority apparently and everything is paper).
So I get to go into the weekend a little bit positive that something substantial might actually happen next week, yay! :j
(Let's just hope it's a mortgage offer rather than a complete rejection... :eek: )

Some progress here. Our buyers' mortgage FINALLY came through and will be with the sols Monday morning. :j
However, we are still waiting for the NHBC certificate before we can exchange and I have no idea how long that might take to get :wall:

I've been reading everyone's timelines for the past few months, glad to see I'm not the only one feeling impatient! There seems to be no end of minor issues that can cause delays. Purplepenguin, you do seem to have been waiting a while for the managing agents pack, but I have no idea how long such things normally take. Maybe a good idea to ask the seller to query it.
Here's mine timeline so far:
23rd Aug - Offer on house accepted
2nd October - Quote from solicitor received
5th October - purchase questionnaire posted back to solicitor
6th October - Mortgage offer received
12th October - survey paid for
20th October - signed survey agreement emailed to surveyor
Now waiting for a date for the survey, so I can get that done before paying for the searches.0 -

* 21/8 - our mortgage offer confirmed
* 26/8 - survey on current property returned, property under-valued (Countrywide strikes again!)
* 1/9 - negotiations fail, buyers pull out, current property relisted for sale
* 14/9 - current property under reduced offer with new buyers
* 15/9 - vendor's contract documents received from solicitors and enquiries raised
* 16/9 - buyers' offer formalised, our mortgage offer readjusted
* 19/9 - buyers' survey/valuation booked
* 21/9 - updated mortgage offer received
* 22/9 - contract received for sale
* 23/9 - mortgage deed signed and witnessed
* 25/9 - valuation & home buyers report survey carried out on existing property
* 28/9 - valuation & home buyers report on existing property returned, all ok!
* 29/9 - enquiries received from buyers' solicitor
* 3/10 - all enquiries from buyers answered and supporting documents provided
* 4/10 - vendors' replies to enquiries chased, potential completion date of 20/10 mentioned
* 5/10 - buyers' electrician booked to test the electrics on current property
* 6/10 - buyers' electrician report back & recommendations accepted
* 9/10 - buyers awaiting a work reference to secure mortgage, we're also awaiting replies to enquiries from vendor
* 20/10 - buyers' full mortgage offer finally released. Still waiting on NHBC certificate for purchase

Cheery and Natbag I'll still be here with you plodding along as everyone else comes and goes
No news here today, but wasn't really expecting anything. Been trying to do my own research about the Completion certificate and what to do about a missing one! Can't really find much online. Went back through original contract documents we received and the solicitor had put it in there as outstanding but she was following it up so I hadn't paid much attention then. It says that it was carried out by a private inspector rather than the council so the records aren't held with the council otherwise it would've come back with the searches. I don't know what the position is if it can't be found. Surely there must be a work around??0
