Hi Keep pedalling, this Buy To Let property is also my mum's primary residence. She owns no other property. And yes, she is living and renting in the same property. Do you know if this additional £100k nil rate still applies?
if it is mother's main residence, the only property she owns then it cannot be a Buy to Let since she cannot rent off herself. If you mean she pays rent to your cousin because she is "using" his share of the property as her home and thus he is (quite rightly) entitled to some reward for owning a property he cannot himself use that brings up even more questions around how the rental profit is being treated and whether the lender knows about the fact it is occupied in that way (it could be a regulated BTL, but even then an owner cannot also live in it at the same time)

please explain exactly what is going on for there are many more implications than your first post revealed
