So far we have had 2 sellers pull out and the present flat we are trying to buy the sellers are being total P.... I won't even trust them after exchange only when we complete if we ever do. Whereas our sale went like a dream.

As a buyer I am tired of waiting for exchange to happen and now actively looking for a different property to buy. Back in January we were receiving a lot of pressure from vendors to prepare for exchange as quickly as possible. We closed ISA accounts, transferred 100K to solicitors and then ... nothing. If we find a property that we will like more than I will pull out of the current deal and do not give a !!!! about what our vendor thinks. It is a non cooperative game. People just take advantage of you.

We pulled out of a purchase quite far down the line. There had been a silent gnawing feeling in our guts that we'd tried to overcome, but eventually it won and our heads suddenyl exploded with "WE CAN'T MOVE THERE"!

The seller tried to get us to pay for new furniture for them, as they'd apparently been clearing out the house for moving and sold some furniture. We suggested we didn't pay them anything for this!

Besides, we had, by this point, been through a long and arduous journey of trying to find a home, trying to secure a rental despite the fact we didn't have any references etc. We had a kid on the way plus the toddler. And, ultimately, we just needed to look after us first and foremost. Yes, we felt bad for the sellers, but we weren't going to be sucked in to paying for the furniture they decided to scrap!

Not quite the same though is it? The buyer pulled out just because she changed her mind. OP didn't change their mind, they've been let down by their buyer.
Guess you missed the bit where the OP says:

No I didn't miss it. Assuming the OP now has to pull out of their purchase too, it is due to their buyer pulling out, not because OP changed their mind.

If the OP then decides to take their house off the market and not try again then fair enough. They're not letting anyone else down by doing so.

we had made an offer on a property we liked, paid for the survey to be done and got all the contracts drawn up after pressuring us all for a completion date!

Approximately 1/3 of sales fall through for one reason or another, so you have plenty of company.

During the 2008 recession we had 3 sets of buyers pull out and sold to the 4th @ 16% below the original sale figure.

Unfortunate things happen. Either you move on, or you dwell on these things and end up wondering too much about what might have been.

It's pointless. No one really has a clue about that. A couple bought a lovely house near me. A few months later, their daughter died in a road accident on the way to school. Now, had they been gazumped.....

    Which just goes to prove..

Life is too short and cheap.

That's not OP's fault though! If they've lost their buyer it's not a case of changing their mind.

    I hope not cheap.

I was just suggesting that whatever house one buys sends life in a slightly different direction, so obtaining that perfect house might not lead to the great outcome people tend to imagine.
