  • Have you phoned Shelter? https://england.shelter.org.uk/get_help

You and your parents need to go to your local housing department. Sometimes they will negotiate with a LL as they'd far rather do that than have people on their housing lists or in emergency housing. They may qualify as vulnerable people depending on their health problems.

You might be able to get a relatively short extension without a huge fight (I think its 42 days) if you can prove that the op is due to happen imminently. The LL hasn't even given your parents a S21 yet, so that has to be produced, two months notice might still be due (check this with Shelter) then depending on courts your parents don't HAVE to leave until a possession order and bailiffs warrant is granted through the courts. This takes time. But the LL will have to be repaid the near £500 court costs for these actions.

I don't know how serious the rent arrears were (never heard the term 'rent flow hiccups lol' where did you come up with that one lol)? But it does sound a bit more serious than you are making out if the LL wants to evict? Or are there other problems as well like the condition of the place or does the LL want to sell? These reasons, if the exist will obviously affect how wiling the LL is to negotiate your parents staying there.

It may be, with their health problems they would be better off in sheltered housing or something similar so best to try the council as well.
