    It is all very exciting. I am due to complete on my property this Friday and have been waiting for it to be built since September last year. But it's all worth the wait. :)

    Hope it all goes well and you have very little snagging to do. I'm very excited and cannot wait to escape the rent trap.

    I'm going to be as honest as I can be Lovem (given my limited knowledge).
    They wont accept your reservation until you have actually sold your house.
    There's a thread on here about a couple who paid the reservation fee only to be told they couldn't have the house because they hadn't actually sold.
    so if you really want it you'll need to push hard for a quite finalisation of sale (get past exchange anyway)

    We reserved our new build the day we got an offer on ours - they were happy to accept that as long as our EA and solicitor confirmed we were SSTC. Get the solicitor instructed and you should be good to go.

    Push your EA to push your buyer though, personally we refused to exchange on purchase prior to exchanging on our sale as I think you'd have to me very confident to do that! We were given a grace period with ours - we exchanged 2 weeks after the exchanged deadline, and were told that as long as things are moving and progress is being made it is allowed.

    Woohoo I can finally join this thread! We have been waiting for the plot we wanted to be released and it finally was this week.

    So we are now waiting on a December-at-the-earliest house completion.

    Apparently patience is a virtue!!!

    welp I have my nice new home.. its a monumental bellway bodge :-(

    what a mess. never buy off-plan again!

    Brickwork is covered in mortar splashes; holes in mortar; holes in render/missing render outside; front step that moves; back and front door not flush/can see light outside and cold air coming in. big gaps underneath my windows and mortar coming out in my hand...

    so far 50+ snags that I know of; and it seems the others on the same estate as me all have similar horror stories. going to get full structural survey done just in case as I have a huge crack in concrete floor. I dont trust them..

    Well worth £200k+. NOT :mad:
