OMG I had no idea it was so expensive!
PROPERTY : TBAPRICE : £230,000.00 Our Conveyancing Fee: £664.00TENURE: LeaseholdSupplemental Leasehold Fee: £270.00Stamp Duty Land Tax Return Preparation Fee *** £95.00Mortgage Lender Legal Fee** £140.00Bank Transfer Admin Fee: £38.00ANTICIPATED FEES:£1,207.00EXPENSES: VAT on our fees at 20% £241.40HMRC Stamp Duty Land Tax £2,100.00Land Registry Fees £135.00Searches before exchange * £300.00Searches before completion * £3.00TOTAL EXPENSES £2,779.40TOTAL KNOWN FEES AND EXPENSES £3,986.40
It will be 140 less as I don't need a mortgage. Does this seem a normal cost?

About 60% of the total cost listed above is tax, stamp duty and VAT.

Thank you. After being taxed 5K in Spain as Capital Gains Tax when I had made a loss of 200K I am feeling very jittery. I have to remember how well off I am compared to most people in the world.0

Mortgage Lender Legal Fee** £140.00 Usually included in the £664, but as that's cheap, OK they've quoted it seperately
Bank Transfer Admin Fee: £38.00 Most banks charge £25 - £35. Which bank do they use?
ANTICIPATED FEES:£1,207.00 a bit pricey once the 'extras' are included, but not hugely so

VAT on our fees at 20% £241.40 standard.Out of their control
HMRC Stamp Duty Land Tax £2,100.00 standard.Out of their control
Land Registry Fees £135.00 standard.Out of their control
Searches before exchange * £300.00 standard.Out of their control

TOTAL EXPENSES £2,779.40 No way to avoid these even if you DIY the conveyancing!
TOTAL KNOWN FEES AND EXPENSES £3,986.40
