Snagging Survey

So we have our mortgage offer from Halifax on a new build. When is the best time to arrange a snagging survey, the house is due to be finished at the end of June.

And can anyone recommend a company (sorry if that not allowed)

  • We are buying a new build from Taylor Wimpey but they don't allow you to snag until after completion.

    Ideally we'd have liked to have done it between exchange and completion.

    Bear in mind that once you snag, that doesn't stop you snagging a gin at a later date. The builder has a 2 year liability period when they are responsible for any problems that occur in the house.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • The new build snagging survey is best conducted before the property is completed however most warranties cover property snagging defects for up to two years.

    If the snagging inspection is conducted before completion then the defects can be addressed while the contractors and subcontrators are still on site. If the property is still vacant it will cause the least disruption to you and also it makes it easier for the developer to rectify the issues.

    A professional property snagging inspection (before completion) is a crucial element in improving the standard and finish of your property investment no matter how much that you have paid for the property.

    Taylor Wimpey do their own snagging check before completion, however its not worth much since when we moved in our initial snagging list was over 150 lines long, and took 18 months for them to sort out (although got a decent chunk of compensation for our troubles so can't moan too much!)

    Taylor Wimpey do not allow external snagging companies to inspect before completion, so book one in once you have moved in (you have 2 years after all so whats the rush)

    We are nearly at our 2 year mark and are having another snagging list done to cover any issues that have cropped up since 6 months ago (5 to date!)
