Is this subsidence

I had a leak in my kitchen which was coming from behind the sink unit.When the insurance surveyor came he noticed my stairs had moved away from the floor. The water leak has damaged the tiles etc. I had noticed the units in 1 side of the kitchen had come away from the wall but i just thought we needed a new kitchen. Does this sound like subsidence ????????

    We're going through a subsidence claim at the moment, and ours was in the form of cracks that were getting steadily worse. Apparently the vertical cracks may or may not be significant, but ones that run horizontal like ours did are more serious.

    I guess the only way you could get a proper opinion is to have a surveyor take a good look. Or if you can get your hands on a level (don't know the technical term!) you could see if there's a slope on the floor. Our room sloped away to one corner.

    I hope for your sake it's nothing serious :)

    Edited to add: my advice, from experience, is to have an independent surveyor take a look if you can. Then decide whether or not to get the insurer involved....

    insurance are involved they are sending a structural engineer round, the floor in the kitchen/dining room looks like its sloping in the middle of the room, there are no cracks anywhere in the walls though and no noticeable damage in any other room in the house, surely subsidence cant only affect 1 room ?
  • Subsidence is nothing to do with water damage - it's the damage to your foundations caused by the soil around the property shrinking. The visible signs are cracks in walls.

    A water leak internally is HIGHLY unlikely to cause subsidence; an underground drain with a leak can wash away the soil causing subsidence, but that doesn't sound plausible in your case.

  • Our subsidence affects only one room (and i hope it stays that way!). In our case it's because the foundations in that particular area were not adequate.

    The surveyor from the insurer recommended crack repairs, which were carried out (in a fashion! it's a long story). But we eventually had an independent surveyor take a look and he's recommending underpinning. See here for more details: http://forums.moneysavingexpert.com/showthread.html?t=2090797

    Doesn't sound like subsidence to me, but I suggest that you wait and see what the structural engineer says - we can all hypothesise but an expert opinion from someone who has seen the site trumps all!
