Yor rent figure sounds about right.
My son at LJMU pays £70 pw at Liberty park but it includes leccy & heating.
Next Sept he'll be looking for a house share - is your student is on his final year?

Learn from the mistakes of others - you won't live long enough to make them all yourself.
  • It doesn't matter if your lodger is a friend of yours or not, make sure you have a contract so that both of you know where you stand. Some students union advice centres have sample contracts or you can buy simple ones from Smiths etc. You don't need a solicitor - unless they are actually a housing law specialist, they are likely to be more trouble than help.
"Harry, I'm going to let you in on a little secret. Every day, once a day, give yourself a present. Don't plan it. Don't wait for it. Just let it happen. It could be a new shirt at the men's store, a catnap in your office chair, or two cups of good, hot black coffee."

Did you say the student was already a friend of yours? If so I wouldn't worry too much about all the contract type stuff. £265 seems pretty reasonable for what you're offering too.

Lies. I'm a student, live with my girlfriend and we eat proper home cooked meals, drink out of glasses and are generally pretty houseproud!

i agree! i live in a council flart which i had to decorate and furnish myself so i keep it lovely and i cook every day and yes- i do too drink out of glasses!

I would say that sounds OK, except that I wouldnt include the phone bill with that. Get an itemised bill and split line rental and sort out calls etc. It does seem quite cheap to me, but im in london and an average room here is about £90 pw and most have bills on top. So your charging £61pw roughly-that does seem awfully cheap. I think if it was me, Id charge £70pw plus half the phone bill.

London is very expensive though, so you cant really compare.

I'm in manchester and me and girlfriend's flat costs £64 / week each (2 bedrooms, lounge, kitchen, bathroom, secure parking, CCTV and caretaker on site). Something like this would be twice the price in london.

i too am a student i dont drink out of cartons, i cook and clean, in fact i am soo tidy my OHs friends say i have OCD on cleaning. i do like to play loud music but only at reasonable times, and every1 i know likes to play some tunes loud!!

good luck, i would get a simple contract drawn up 'just in case' its the most sensible thing to do i would expect a contract as a lodger anyway then you both know your rights

what will you do about food shopping? share it? shop for yourselves? if so my mate had her own shelf in the fridge and cupboards to store her things..

..er no actually most likely you would think it was normal behaviour unless someone with previous experience pointed it out to you.
